Big apartment for a working couple Thomashofstr. / shared apartment till February then yours only

I'm looking for a couple interested in moving into the apartment from 01.11. Ideally, I'm looking for a working couple rather than students, as the Hausverwaltung requires proof of income and prefers to rent the flat to one person /a couple. The flat is not suitable as student WG - proof of income required by the Hausverwaltung. IMPORTANT: Temporary shared living arrangement until approximately February/March 2027 - fr the next few months, I will temporarily keep one of the bedrooms for my personal belongings as I am in the process of moving abroad. I will only be at the apartment occasionally, usually around twice a month, may stay overnight for one or two nights when I need to take care of some remaining matters in Aachen, but otherwise, I will rarely be there. I will, of course, pay approximately €300 per month for the room during this period. The arrangement is temporary, and the goal is for you to have the entire apartment to yourselves once I have fully moved out. I'm open to discussing the details together to make the transition as smooth as possible for everyone. Rent and deposit: Rent (Kaltmiete): now €834/month Additional costs: Electricity, gas and internet Current total monthly costs now: up to approximately €1,100 Deposit (Kaution): 3 months Miete €2,100 **Please note:** The Hausverwaltung has informed me that the Kaltmiete and Kaution will increase slightly when a new tenancy agreement is signed. The rent and deposit listed in this advertisement reflect the current amounts applicable while I am still living in the apartment (so total of €1,100). When the new tenants take over the apartment (so February/March 2027), it will be slightly higher (so Kaltmiete will be probably 934 instead of 834). The exact new amounts are yet to be confirmed by the Hausverwaltung. So now you pay €1100 - €300 (for my room) = €800 to me as you are a subtenant + deposit. The apartment consists of: - an entrance hallway - a bathroom - a kitchen with a balcony and an additional storage room (Abstellraum) - a spacious living room - two bedrooms: one smaller and one larger - a small private basement storage unit The apartment has gas heating, and the boiler was replaced in October 2025, so it is relatively new. As you can see in the photos, the apartment is of old standard not in perfect condition. However, it is warm and has some nice features, including wooden floors. One of the advantages is its location right next to Stadtpark and LuFo park. The property management generally allows pets, provided they are informed in advance. Bus station Blucherplatz and Ungarnplatz are also very close. Most of the furniture visible in the photos belongs to me, and I will be taking it with me. However, if you are interested in keeping some items, we can discuss this individually. Purchasing any of the following items is completely optional. I'm very open to communication and would like us to agree on the details together. My goal is to make the transition as smooth as possible for both sides, including the eventual handover of the entire apartment.
